In a typical real estate transaction, a listing agent will list your house on the MLS (Multiple Listing Service) and another realtor who has a buyer may find the listing and sell the property. The listing agent may list the property at commisions of 5-6% +/- and split the commision with a buyer agent or cooperating agent as a called "co-broker" sale.
Flat fee listing the logic is simple, large commissions split in a "co-broker" fashion is eliminated and replaced with a small flat listing fee with the same commission paid to a buyer agent or cooperating agent only upon procurement of a buyer. The same commission paid to the buyers agent (normally around 2-3%) prevents the cooperating agent from being discouraged on dealing with flat fee listing since they earn the same amount of commission both flat fee listing or "co-broker" method. This would allow the seller to save the listing agent commission which on a normal situation would be around 2.8% of the commission, depending on the value of the property this could amount to tens or thousands of dollars. The MLS listing of a "co-broker" property and an MLS listing of a Flat Fee Listing property is EXACTLY the same.
