One point to know: under Florida law (s. 117.107(12)), a notary can’t notarize a document in a transaction where the notary has a financial interest. The book tells agents to use another notary on their own paid deals and to confirm with their broker and an attorney. I verified the fee limits and that rule against the 2024 statute text.
